Requests for Architectural Control Committee Review of Improvements

In order to comply with the Restrictive Covenants and maintain the high standards and value of our properties, all homeowners must submit detailed plans and information of the improvements prior to commencement of such work to receive approvals from the Architectural Control Committee.  The committee will meet and render a decision within 11 days of receipt of the submittal.  Please use the HOA mailing address or deliver to one of the ACC or Board members, and if mailed, also contact one of the parties listed to ensure they are alerted and expect receipt of such materials.  Please refer to the Restrictive Covenants posted in this website or on file at the Rockwall County Clerk’s office for additional information.

 

Definition of Improvements – Refer to Article I. Paragraph 2. “Approval of Plans” within the Restrictive Covenants

Improvements shall include but not be limited to additions or alterations to buildings or structures, erection of fences, moving or relocating structures and buildings, grading/scraping/excavation or any rearranging of the surface of the lot, construction of walkways, driveways, patios, buildings and structures of any type, and maintenance of the properties that would change the color, style, materials, or features of the structures.  Replacement of roof shingles of same like kind, color, and quality, or painting the structure and routine maintenance does not warrant using the approval process as long as there are no changes to kind, quality, color, and other features.  However, a good rule of thumb is to call one of the members and just alert them and gain their advice when in doubt.

 

Supplemental Guidelines Regarding Secondary or Miscellaneous Structures

 

The Restrictive Covenants require that all buildings match the construction of the primary residence.  The HOA Board has developed these guidelines to clarify what is allowed for small tool or storage structures, which don't have to match the construction of the primary residence.   ONE portable or small site built storage structure is permitted  and shall be no larger than about 120 square feet by 8 feet tall (walls) and 10 feet tall (to top of roof), subject to review by the Architectural Control Committee and Board prior to building or locating the structure on site.   This storage structure must be positioned in the rear yard, where it is not visible from the street, or else a solid  fence (wood or masonry) or solid vegetation should be positioned to block direct view of the structure or at least the walls (excluding the gabled portion).  The building  must have appropriate durable exterior grade siding, and composite shingle roof or metal roofing.
